Saadiyat Island, Abu Dhabi, UAE

Client: Abu Dhabi Tourism and Investment Corporation (TDIC)

Project:

An extensive engagement with TDIC over a period of over 2 years for Abu Dhabi’s largest iconic master development, Saadiyat Island. Saadiyat is divided into to a number of phased themed precincts. PRDnationwide consultancy outcomes drove significant infrastructure decisions and governance direction for the Island.

Engagement period: 2009 ongoing.

Services:

Strata Consultancy & Legal – undertook an complete Island Wide Structure & Governance assessment, drafted the required Governance Documentation for the island and its precincts.
Cost Modelling – determined an Island Wide Adoption Strategy, calculated life cycle Island Wide Cost Models with live scenario building, Beach Precinct Cost Model & Beach Precinct Plot Cost Models.

Khams Shamat, Damascus, Syria

Client: Majid Al Futtaim

Project:

Major regional development that will eventually comprising multiple land uses of a regional shopping mall, hotels, residential apartments, commercial offices and leisure facilities covering a total area of 100,000 sq/m. PRDnationwide’s expertise being used to guide decision making on key phasing issues, governance, infrastructure and component usage

Sowwah Island, Island Wide, Abu Dhabi, UAE

Client: Mubadala

Project:

Abu Dhabi’s future financial hub, Mubadala ‘s Sowwah Island will ultimately include residential commercial, retail, residential and civic facilities. PRDnationwide’s expertise with master communities guided Mubadala through the processes needed to be undertaken for sub-developer plot disclosure, resulting in significant cost savings and changes to overall development strategies.

Engagement period: 2010 ongoing.

Services:

Strata Consultancy & Legal – Defining the role and scope of the Mubadala ‘s identified governance authority, government and local authorities, and community management entities. Structure plan for the governance, subdivision, titling and management of the Island.
Cost Modelling – Community Fee Operational Cost Model of the island in Steady State on a per square foot of GFA basis, with additional breakdowns of proposed staging. Determined indicative service charges across the Island and the process for the calculation, distribution and collection among the entities and use components.

Mixed-Use Developments

St Regis Hotel, Saadiyat Island, Abu Dhabi, UAE

Client: Abu Dhabi Tourism and Investment Corporation (TDIC)

Project:

The St Regis Project comprised a five star hotel, a branded apartment complex and villa components. PRDnationwide engaged across all areas of expertise in a single one-stop-shop operational consultancy.

Engagement period: 2010 ongoing.

Services:

Strata Consultancy & Legal – provided Structure & Governance assessment, drafted the required Governance Documentation.
Cost Modelling – prepared a cost model to determine service charge allocations between components.
PRDnationwide Surveying – drafted for disclosure and titles purposes the Site Plans, Component Plans, Volumetric Subdivision Plans, Common Area Plans and Unit Plans for the Villa component.

Samara Rift, Samara Dead Sea Resort, Jordan

Client: Emmar

Consultancy period: August – November 2010

Project:

Developed by Emaar Jordan, the Samara Rift Project is a mixed-use residential development comprising six residential buildings, a retail component and a commercial Leisure Club. Located directly on the shores of the Dead Sea, Samara Rift is a component of the Samara Dead Sea Resort.

Client Objectives:

Resulting from our expertise in dealing with many of Emaar’s Dubai based projects, we were recommended to Emaar International for engagement on their Samara Rift Project. Our advice was particularly important due to the lack of regulatory direction on mixed-use projects with residential and commercial components that share common areas. The Client further seeked our advice on the adequacy of existing Facilities Management procurement, SLA’s and KPI’s in order to ascertain whether the desired operational efficiencies and services they were seeking would be achieved.

Engagement summary:

Strata Consultancy Team:
  • Review and prepare a detailed structure and management strategy, building on Emaar’s preliminary determinations
  • Advise on establishment of Owners Associations
  • Incorporate project governance documentation utilizing international best practice in the absence of mature strata regulations
  • Determining component usage and access, community rules and subdivision strategies.
Facilities Management Team:
  • Review of adopted service strategy, cost allocations, service charge models and Reserve Fund contributions
  • Review Facility Management Procurement Contracts, Sale & Lease Agreements & Key Performance Indicators, make recommendations for relevant changes.
